Seed is the easy pass on North Texas Bermuda
Rye overseeding in Dallas is a one-day truck visit. Keeping that seed alive is a two-week water assignment on clay that cooks by 2 p.m. If the crew seeds once and nobody runs early morning cycles, the stand is gone before the first football Saturday. SureGuard will not call that a finished lawn job.
North Texas Bermuda in Plano, Arlington, and Dallas-Fort Worth still needs follow-up water when rye is used for winter color. Clay in these lots crusts. Seed sits in that crust. A deep Saturday soak that runs to the curb does not replace light, frequent wetting while germination is happening.
Heat, HOA clocks, and travel weeks
If the family is in Colorado and the controller is locked to two days a week, say so before we load seed. If the HOA shuts water at noon, the seedbed loses the afternoon. Pets that cut a path to the pool gate write a bare ribbon through new rye. Those are management facts, not seed quality.
We write who waters and for how many days on the same ticket as the pass. Seed installation and daily establishment are two scopes. Night watering on DFW clay also leaves a film we do not want on a new stand. Move starts earlier.
Coverage before the hopper

Fire ant work and mosquito visits still happen on these properties in August. A treatment that needs a dry canopy may have to wait until the seed is up. We would rather move a pest day than fight the hose. Put both calendars in one note.
Closeout
The file should list seed type, start times, first mow, and who checks the bed after a 95 degree afternoon. If the rye is thin in November, we compare that record. Call or use the site contact path with city, photos, and who can water. North Texas heat is honest. The follow-up water has to be honest too.
School pickup strips in Plano and HOA gate paths in Frisco fail the same way: seed never gets a quiet week. If that strip is the reason you called, say you want a wear repair, not winter color on the whole front yard. Those are different tickets. A party tent the weekend after seeding is also a failure we can predict if you tell us the date.
Keep leaf blowers off the bed until seedlings grab. Clay dust from a neighbor remodel can bury seed in a day. If construction is next door, delay the pass.
