HIGHLAND PARK, TX

Highland Park is a city within a City with its own mayor and its own school district. Highland Park is part of Park Cities, which is a term referencing two communities in Dallas County, the town of Highland Park and the city of University Park.

Park Cities have some of the highest per capita incomes in the DFW Metroplex as well as the state of Texas. The Robb Report in 2000 ranked Park Cities as No. 9 in a list of communities with the highest quality of living in the US.

HISTORY

In 1889, a group of investors from Philadelphia bought the land, now known as Highland Park for $500,000. Henry Exall, an agent for the Philadelphia Place Land Association investment group, started developing the land to create exclusive housing. The Panic of 1893, however, destroyed the Dallas land boom and ended Exall’s development. Before the panic, Exall was able to form Exall Lake, which became a favorite picnic destination for Dallasites in the 1890s.

In 1906, John S. Armstrong, invested money in 1,326 acres of the former Philadelphia Place land and named it Highland Park because of its location on high land overlooking downtown Dallas and 20% of the land was reserved for park space. Armstrong and his two sons-in-law, Hugh Prather and Edgar Flippen, wanted to build a high-class community with fine homes surrounded by abundant green space so they hired Wilbur David Cook to design the land’s layout and George E. Kessler to help in planning and development. Cook was a landscape architect of Beverly Hills, California, and Kessler designed Fair Park and much of downtown Dallas.

In 1915, Highland Park was officially incorporated with a population of 1,100. Currently, Highland Park has a population of over 8,800 people.

LOCATION

Highland Park is a 2.2-square-mile residential “island city” surrounded by University Park on the north and Dallas on the south, east, and west. It is 3 miles north of the center of Dallas between Dallas North Tollway and US Route 75.

Highland Park is 2 miles from the Dallas Love Field Airport and about 30 minutes from the Dallas/Fort Worth International Airport.

The Highland Park location is ideal for family and professionals wanting to live in Dallas where many of the amenities, parks, recreation, shopping, and dining are within a 15-minute drive. Southern Methodist University (SMU) is also just minutes northeast of Highland Park.
